One of the most decisive factors behind the project’s success was continuity. Key people and areas of expertise remained involved over time. The same technical consultants, the same architects, a stable property management team, and consistent leadership created a strong culture of collaboration early on. This continuity built deep, accumulated knowledge of the building and fostered a level of commitment that was not only professional, but almost personal.
“We became familiar with the characteristics of the systems, understood how the installations interacted, and were therefore able to make the right investments,” says Bengt Säberg, Property Manager at Newsec.
In many projects, handovers between contractors and to property management take place only after measures have been completed. Here, the teams worked together toward shared goals from the very beginning. And when everyone is committed to the continued development of Tomteboda, project management becomes significantly more cost-efficient, says Nils Johansson, Co-Pilot. “Our suppliers know the standards we expect — and how to meet them.”
Tomteboda is a unique building, but its success is also the result of a highly engaged client.
“What I take with me is the trust and the genuine commitment at every level,” says Lars Rönnberg, Co-Pilot. This commitment is also reflected among the tenants, who — despite high and often very specific requirements — have strong confidence in both the property management and construction teams.
This was not a one-time effort — it was a long-term process.
In 2023, Tomteboda was awarded Project of the Year in the Renovation category, one of the Swedish construction industry’s most prestigious distinctions. The jury particularly highlighted the project’s ability to build on an existing structure and transform it into a modern, sustainable, and future-proof environment with new functions and a long lifespan.
