The year 2018 marked a milestone in the history of Tomteboda. Since 1983, the heritage-listed property has been a familiar landmark for generations of air and rail travellers. But the early 2000s were a challenging period for what was once a state-of-the-art postal facility. In 2018, the turning point came — and the historic building and architectural gem began a fundamental transformation.
Today, the property is fully leased. This reflects the owners’ high ambitions to meet the needs of future tenants. Tomteboda was not only to become a modern, energy-efficient building with a world-class working environment, but also a flagship within the portfolio.
In recent years, the property has undergone a comprehensive modernisation — largely invisible to the untrained eye. The guiding principle has been uncompromising energy efficiency combined with the highest possible workplace quality, explains Lars Rönnberg, Project Manager at Co-Pilot.
The results are not only due to the large solar installation. Behind the performance improvements are new control systems, modern ventilation and heating, and extensive additional insulation — measures that have delivered significant environmental benefits, says Bengt Säberg, Property Manager at Newsec.
At the same time, tenants, investors, and lenders are placing increasingly high demands.
“We have not only met these requirements — we have exceeded them. We recognised the building’s potential and have demonstrated it by steadily improving our BREEAM rating,” says Morten Wettergren, Project Manager for Tomteboda at Obligo.
In 2023, Tomteboda was named Project of the Year in the Renovation category — one of the most prestigious awards in the Swedish construction industry. The jury highlighted the project’s ability to build on an existing structure and transform it into a modern, sustainable, and future-proof environment with new functions and a long service life.
